The single biggest misconception about me is that I flip-flop. To fix that, I now use a bear-bull scale: 10 is all-in on margin, 1 is sell everything and go all cash. Right now I sit in the upper-8 range, still advocating no debt, but bullish on the economy at the moment. 1
What sits behind the number
His stated view in September 2026: buy the dip; real estate is bottoming as yields peak, so he is buying it with no debt; the stock market may be in a topping cycle like the dot-com era, when the Nasdaq 100 fell over 80% and real estate barely moved; and the next crash could be long, because the Federal Reserve may be unwilling to print its way out. He calls all of that opinion. 1
