Short answer
The two most common criticisms of the channel are sensational titles and reversed positions. Kevin’s answer: titles match the sentiment of the video, and many videos are editorials on what other people are saying, not his own view. To pin his own position down he publishes a Bear Bull Scale, 1 to 10, and sat in the upper 8s in September 2026. He has publicly admitted the early-2022 recession call was wrong on timing. His stated through-line: buy wedge-deal real estate, expect the economy to hold, carry no debt because the next crash could be severe. 123
Bear Bull Scale: Upper 8 (September 2026; 10 is all-in, 1 is all cash)
Admitted wrong: 2022 (the recession call, on timing and consumer resilience)
Videos: 6,000+ (much of it editorial on other people's calls)
The criticism
Two complaints recur on Reddit and BiggerPockets: titles like “MARKET CRASH” that outrun the content, and positions that swing from bearish to bullish. Research in 2026 could not read the subreddit directly, so the summary comes from echoes on other forums; both complaints are real and long-running. 3
Kevin on the titles
Kevin’s account
The titles match sentiment. I produce an enormous amount of content, and a lot of it is editorial, me covering what other people are saying. In one video I might editorialize on a gold bull who thinks gold is going to $10,000 and the market will collapse 80%. In the very next video I share my own view: buy the dip, fears are overblown, I am not bullish on gold. People associate the titles with my opinion when the videos are editorials on what other people are talking about. 1
Kevin on his own position
To separate reporting from opinion, the channel carries a Bear Bull Scale.
Kevin’s account
10 is all-in on margin, 1 is sell everything and go all cash. Right now I sit in the upper-8 range, still advocating no debt, but bullish on the economy at the moment. Long term: buy wedge-deal real estate; the economy still has good time ahead; but the next crash could be severe, which is why I refuse debt. 2
The company he runs reflects the same stance. About 85% of Reinvest’s assets are real estate bought with no bank debt, and about 2.5% are public securities.
When he was wrong
In early 2022 Kevin called for a recession and said he was selling rentals, stocks and crypto for cash. He later posted a video admitting the thesis was wrong on timing and that he had underestimated consumer resilience. The video is public. 3
How to judge it
A reasonable standard for any commentator: are the calls dated, are the misses acknowledged, and is the stated position consistent with where the money actually sits. On the first two, the archive answers. On the third, the filings do.
In his own videos
A title tells you the mood of the video, and the scale tells you Kevin’s position. Judge the calls by the archive, which is public, wrong ones included. 23
Simply put
✅ The titles
➡️ A video about a gold bull predicting a crash gets a scary title. The next video, with Kevin's own view, says buy the dip.
➡️ People read the first title as his opinion. It was a report on someone else's.
✅ His actual position
➡️ He publishes a number from 1 to 10. In September 2026 it was in the upper 8s: bullish, but no debt.
➡️ Long term: buy real estate below market, expect growth, prepare for a bad crash someday.
✅ When he was wrong
➡️ Early 2022, he called for a recession and sold. He made a video admitting the timing was wrong.
➡️ That video is still up.
