Short answer

A December 2019 story he told on camera. In January 2019 he walked through a total fixer listed at $499,900 in October 2018 and made a video about it; after the video, multiple offers appeared and someone else bought and flipped the property. He priced the before and after, called the profit stolen, and went to confront the buyer, who he suspected had seen his video. It is a lesson he still teaches: showing a deal on YouTube before you own it invites competition. 1

  • Listed: $499,900 (October 2018, a total fixer)

  • His video: Jan 2019 (walkthrough before he bought)

  • Result: Someone else flipped it (after multiple offers appeared)

The story

Kevin’s account

The trashed fixer-upper I walked through on January 2, 2019 was flipped, but it was not flipped by me, because I was robbed of this flip and its profit. This property hit the market for $499,900 as a total fixer-upper in October 2018. It looks like somebody who watched my YouTube video on the property might be flipping the deal; all of a sudden there were multiple offers after I made the video. 1

The video prices the purchase and the resale to show the missed profit, and ends with the confrontation. The title’s $640,000 is his number for the flip’s value.

Why it is on this site

It is one of the clearer early examples of the cost of doing business in public, and of a mistake he says he learned from: the company today does not show properties it is pursuing until it owns them.

He showed the deal before he had it, and someone took it. The lesson is the video. 1

Simply put

✅ What happened

  • ➡️ He filmed a wreck he wanted to buy. Offers poured in. A stranger closed and flipped it.

✅ What he did

  • ➡️ Priced out the profit he missed and went to talk to the buyer, on camera.

✅ The lesson

  • ➡️ Buy first, film later.
