Short answer
He sold houses. Licensed in 2010, a broker by about 2012, branded the No-Pressure Agent, and by 2015 a top-three agent in Ventura County earning over $500,000 a year in commissions without a team, by his account. He and Lauren bought and renovated rentals on the side, reaching 22 properties by 2021. In 2017 he opened a construction branch, MeetNDone, which lost $1 million and closed. The YouTube channel existed from 2010 but was a client tool; it became the job in 2018. 123
Agent: 2010 (broker about two years later)
Rank: Top 3 (Ventura County, 2015, per one profile)
Rentals: 22 (owned with Lauren by May 2021)
YouTube full time: 2018 (the channel dates to 2010)
The brokerage years
Kevin was licensed in 2010 and became a broker about two years later, opening his own shop under the name Meet Kevin, The No-Pressure Agent. By his account, commissions went from $35,000 in year one to over $500,000 in 2015. A profile citing Business Insider ranks him among the top three agents in Ventura County by 2015. 12
Kevin’s account
The No-Pressure Agent branding came from a career of watching salespeople be high-pressure. I wanted to be the opposite. My mantra was always providing more value to clients. 3
The rentals
With Lauren, who has managed property since she was 18, he bought and renovated houses to keep as rentals, starting with the $305,000 fixer in 2012. By May 2021 they owned 22 properties, about 20 of them rentals. 1
The construction detour
In 2017 he opened MeetNDone, a construction branch with a payrolled crew meant to speed up renovations on his listings. He put about $1 million into it over about 18 months and lost over $300,000 when it closed in 2018. He took from it the rule the company still follows: subcontract everything.
The channel
The YouTube channel was created in September 2010, but for years the videos lived embedded on his real estate website, showing clients how he worked.
Kevin’s account
In 2018 I was making much more from social media than from real estate, so taking on clients made less sense. That is when posting became the job. 3
In his own videos
Eight years of selling and renovating houses came before the first viral video. The channel was a sales tool until it out-earned the brokerage. 13
