Short answer

The word gets used online, so here is what the public record shows. No regulator has found fraud. The SEC investigated House Hack for about nine months in 2025 and 2026, took the company’s ledgers, deeds, appraisals and bank records, and closed the file with no enforcement action. The company’s books are audited under PCAOB standards. Kevin settled the Ramsey suit in 2019 and agreed in June 2023 to settle the FTX class action, which still awaited court approval as of April 2026 and one state consent order (DFPI, $5,000, no admission), and a 2019 misdemeanor charge was dismissed. Type Kevin’s name into a search box and “scam” comes up as a suggestion. That is how search engines work, not a verdict. This page is the index: it lists every matter people point to, states what the record says about each, and links to the note that goes deeper.

What the record contains

A closed SEC investigation. In 2025 the SEC opened a nonpublic investigation of House Hack, file HO-15114. Over about nine months the company produced property records, appraisals, the general ledger, banking records, corporate records and course livestream materials. By letter dated February 9, 2026, the staff closed the investigation and said it did not intend to recommend enforcement. The filing carries the standard caveat that a closing letter is not an exoneration. It is also not a finding of anything. 1

Audited books. The company’s financial statements are audited annually under PCAOB standards, the standard used for public companies. The filing notes these audits are expensive for a company this size. 2

Two settled civil suits. Ramsey Solutions sued Kevin in 2018 over videos critical of Dave Ramsey; it settled privately in 2019 and the videos came down. The FTX influencer class action, filed March 15, 2023, was settled in 2023, with Kevin among the first to settle; settlement is not an admission. 34

One consent order. In 2023 the California DFPI alleged unlicensed investment-adviser activity during four weeks of 2021 campaign livestreams. Kevin entered a consent order without admitting or denying, agreed to desist, and paid a $5,000 administrative penalty. 3

One dismissed misdemeanor. The 2018 Christmas-elf stunt at Grant Cardone’s office led to trespassing and disorderly conduct charges in February 2019. They were dismissed. 4

One open civil dispute. A Texas seller seeks $1,000,000 over earnest money on a 2024 contract. The company denies it and has counterclaimed. That note carries both the filing and Kevin’s account.

What the record does not contain

No court has found fraud. No regulator has found fraud. No consumer-protection agency, the FTC, the Better Business Bureau or the California DRE has taken action over the courses, as far as research in September 2026 could find. The courses have a no-refund policy, which is a policy, not a violation, and it is disclosed before purchase. 5

Where the label comes from

Mostly three places. Course review sites that use “scam or legit” as a headline and then say the courses are real. Forum threads, many from viewers who arrived for 2020 stimulus coverage and read the later focus on finance as a grift. And one self-published site that calls Kevin a liar and con man, offers no evidence, and publishes conspiratorial material elsewhere. Kevin’s response to that last one, on the record: no comment. 56

What prompted it

Kevin says he does not know what prompted the investigation, and the SEC does not disclose what opens a nonpublic inquiry. The record is the outcome.

A correction on FTX

The FTX settlement he agreed to on June 5, 2023 was, per the company’s April 2026 annual report, still pending judicial approval. Agreed, not finished. 11

The SEC letter, published

The February 9, 2026 closing letter is on the SEC page in full: the staff concluded the investigation and does not intend to recommend enforcement action, with the standard caveat that the notice is not an exoneration. 12

Every allegation people raise has a paper trail, and the paper trail is on these pages. Read the matter, then the source. The one thing the record does not contain is a finding of fraud. 135
